This is a Brand New (2019) Class A Property, currently cash flowing well above debt service & has excellent future appreciation.

Total SQFT for the land and units is around 35,500-36,000. The units on their own are 33,900.
We have more or less maximized the amount of space we have with these townhomes. There is a possibility of building another small home but in our opinion not worth the headache / cost.
We really believe this is a perfect opportunity to grab the LP piece for original pricing. If you think about it just using numbers, the only way to lose money on this is if we sold for under 9M flat. We are targeting a sale price of 12M by mid 2026 - early 2027. In our opinion, this is very easily achievable and would return around 80-90% for an LP getting in at initial pricing.
